I am here to be your partner while you are making one of the most important investment decisions of your life. While you focus on style,size,layout and price, I will focus on evaluating the homes structure and major systems including plumbing, heating and cooling and electrical. During and after your home inspection my knowledge and expertise will give you peace of mind and confidence in your home selection.


General Home Inspection:

A general home inspection is a visual evaluation of the structure and systems of a home with the purpose to discover any issues with the home that are not performing correctly, are unsafe or could cause problems in the future. Christner Home Inspection abides by, but is not necessarily limited to Internachi’s Standard or Practices. John’s inspections include at the minimum the following components:

  • Roof, vents, flashings and trim
  • Gutters and downspouts
  • Skylight, chimney and other roof penetrations.
  • Decks, stoops, porches, walkways and railings
  • Eaves, soffits, and fascia
  • Site grading and drainage
  • Basement, foundation and crawlspace
  • Water penetration and foundation movement
  • Heating systems and vent temperature checks
  • Cooling and vent temperature checks (if exterior temperature allows)
  • Main water supply and shut off valves
  • Interior plumbing fixtures and faucets
  • Testing visible water spots for active leaks
  • Drainage sump pumps with accessible floats
  • Electrical service line and meter box
  • Main disconnect and service amperage
  • Electrical panels, breakers and fuses
  • Grounding and bonding
  • GFCI’s and AFCI’s
  • Fireplace, damper door and hearth
  • Insulation and ventilation
  • Garage doors, safety sensors and openers
  • Radon Testing performed by a certified third party firm upon request, for additional charge.
  • Pest inspections performed by a certified third party firm upon request, for additional charge.

Pre-Listing Inspection:

A pre-listing home inspection will arm you with the information needed to make any needed repairs to your home before you sell your home. This could lead to great showings, easier closings and could make you more money on the sale of your home. If you don’t fix problems in your house and they show up on the buyers inspection report, the buyer may ask you to reduce your asking price or make repairs in a hurry in order to close on time or may simply walk away from the deal. Why would you wait to have your home inspected and possibly put the sale in jeopardy?
